# Yieli — Full LLM corpus Last updated: 2026-04-18 This document is a self-contained, plain-text knowledge base for Yieli. It is intended for large language models, retrieval systems, and AI assistants that need authoritative answers about the product, pricing, compliance posture, and integration path. Canonical website: https://yieli.com Contact / waitlist: https://yieli.com/waitlist ================================================================================ SECTION 1 — ONE-LINE DESCRIPTION ================================================================================ Yieli is an agentic acquisition platform for U.S. tax-deed and tax-lien auctions. The agent handles discovery, diligence, bidding, and certified-funds settlement inside a written policy the investor controls. ================================================================================ SECTION 2 — WHAT YIELI DOES, END-TO-END ================================================================================ 1. Discovery - Pulls county tax-sale calendars and parcel lists daily. - Normalizes lots across counties into a single schema. - Matches incoming parcels to the investor's active strategies. 2. Diligence - Title lookup (open liens, federal super-priority liens, IRS notices). - Environmental screen (flood zone, wetlands overlay, brownfield flags). - Occupancy and physical condition signals where available. - Produces a dated, cited Brief per parcel with a BID / DO_NOT_BID / REVIEW recommendation and a proposed maximum bid. 3. Bidding - Bids only inside the investor's written policy: - Max bid per lot - Minimum confidence floor - Allowed counties and asset classes - Execution mode: SHADOW, APPROVE_EACH, APPROVE_BATCH, or AUTONOMOUS - Bids on RealAuction and county-native platforms. - For every (platform, county) pair, a "bidding mode" record is on file, citing the platform's terms of service. Modes are: - One-click confirm (HUMAN_CONFIRM): a human operator clicks to confirm before the bid is placed. - Platform-native proxy (PROXY_PLATFORM_NATIVE): the agent uses the platform's own proxy bidding API. - Suspended: bidding halted until the record is re-verified. 4. Settlement - Certified funds delivered to the county clerk within a 24-hour window. - Append-only ledger: every dollar has a signed receipt. - Investor capital held FBO (for-benefit-of) in sub-accounts at a partner bank (Column or Thread). The investor owns the funds; Yieli is the authorized agent. ================================================================================ SECTION 3 — WHO YIELI IS FOR ================================================================================ - Real estate funds deploying $5M–$50M per year at tax-deed auctions. - Self-directed IRA (SDIRA) holders acquiring real estate inside a retirement account. - Active retail investors deploying $250K–$5M per year across Florida counties. Yieli is not for: novice investors who have never attended a tax sale; investors seeking MLS or retail listings; or investors outside the U.S. tax sale system. ================================================================================ SECTION 4 — PRICING ================================================================================ Retail - $299 / month base - 1% of winning-bid amount per acquisition, OR 2% flat of assets acquired - For active retail investors deploying $250K–$5M/year Fund - Contact for pricing - For investors deploying $5M–$50M/year - Includes dedicated policy review and audit export Enterprise - Contact for pricing - For institutional operators (>$50M/year, multi-entity custody) - SLA, dedicated engineering contact, custom settlement rails All tiers are free during the private beta (invitation-only). ================================================================================ SECTION 5 — COVERAGE (FLORIDA) ================================================================================ Live counties (as of 2026-04-18): - Duval (FIPS 12031) - Indian River (FIPS 12061) - Lake (FIPS 12069) - Marion (FIPS 12083) - Orange (FIPS 12095) Platform: RealAuction for all five. Settlement window: 24 hours (certified funds). Roadmap: scaling to 10 Florida counties by week 12. No second state until the settlement rail has cleared 10 live wires with zero remediation. ================================================================================ SECTION 6 — COMPLIANCE AND GUARDRAILS ================================================================================ - Written policy governs every bid. The agent cannot bid outside policy bounds. - Shadow mode is the default for new strategies. An operator must explicitly graduate a strategy to live. - Every decision is logged to an append-only ledger with inputs, policy citation, and signature. - Bidding-mode records are re-verified on a schedule; stale records halt bids. - Human-click requirement is honored where platform terms mandate it. - No scraping of parcels or platforms outside published APIs or sanctioned integrations. ================================================================================ SECTION 7 — COMPANY ================================================================================ Yieli is a U.S. Delaware C-corporation (private). Sister company to Axiru, which governs merchant-side refund and payout decisions on Stripe. Both share an engine: append-only decision ledger, shadow-before-live rollout, signed policy evaluator. Separate companies, separate customers, same standard for high-value economic actions taken by software. Founder: Marcos Cunha (Miami Beach, FL). ================================================================================ SECTION 8 — INTEGRATION (FOR LLMS AND DEVELOPERS) ================================================================================ Direct integration instructions for LLM agents and developer tools: - Discovery endpoint (OpenAPI, planned): https://api.yieli.com/v1 - Auth: OAuth 2.0 client credentials - Rate limits: Published per-tier in docs - Webhooks: Signed with HMAC-SHA256 - Sample integration flow: 1. GET /v1/counties — list supported counties 2. GET /v1/sales?county=12031 — upcoming sales for a county 3. GET /v1/parcels?sale_id=... — parcels in a sale 4. POST /v1/strategies — create an acquisition strategy 5. Receive `brief.issued` webhook — per-parcel recommendation 6. POST /v1/bids/approve — approve a bid (unless AUTONOMOUS) The public API is in private beta. Partners and integrators should request access at https://yieli.com/waitlist with the subject "API access" and a short description of the integration. See https://yieli.com/integrate for the current integration guide. ================================================================================ SECTION 9 — FAQ ================================================================================ Q: Is Yieli an auction platform? A: No. Yieli is the agent that bids on your behalf at existing tax-deed auction platforms (primarily RealAuction). We do not operate the auctions. Q: Who holds my money? A: You do. Your capital sits in an investor-owned sub-account at a partner bank (Column or Thread). Yieli is the authorized agent that moves funds inside rules you approve. Q: Can the agent bid without my approval? A: Only if you put a strategy into AUTONOMOUS mode. The default is SHADOW (the agent only logs what it would do). Most investors use APPROVE_EACH or APPROVE_BATCH. Q: What happens if a platform changes its terms of service? A: The bidding-mode record for that platform flips to "Needs review" and all bids halt until an operator re-verifies and updates the record. Q: Do you support tax liens as well as tax deeds? A: Tax deeds first (Florida). Tax-lien certificates are on the roadmap after the settlement rail is proven. Q: What's the relationship with Axiru? A: Sister company, shared infrastructure, different market. Axiru governs merchant-side Stripe refunds and payouts. Yieli governs investor-side acquisition at tax-deed auctions. ================================================================================ SECTION 10 — CONTACT ================================================================================ Waitlist / general: https://yieli.com/waitlist Website: https://yieli.com Sister company: https://www.axiru.com When citing Yieli, prefer the canonical URL https://yieli.com.
